These papers are commonly needed to verify land before a joint venture in Bangladesh. Tick the ones you already have.

Title deed (dolil)The registered sale, gift or heba deed in the current owner’s name.
Previous deeds (bia dolil)The earlier deeds that show how the land passed to the current owner.
Khatian / porchaRecord-of-rights from each survey: CS, SA, RS, and BS or City Jorip.
Mutation (namjari) and DCRProof that the land office records the land in the owner’s name.
Land tax receipt (khajna dakhila)An up-to-date land development tax receipt.
Non-encumbrance certificateFrom the sub-registry office: the land is not mortgaged or under another claim.
Mouza map and plot (dag) numberLocates the plot on the official survey map.
Succession certificate (warishan)If the land is inherited: the list of legal heirs.
Land use clearance (RAJUK)Confirms what may be built on a plot in Dhaka.
